Pritpal (founder of Energy Smarter) while working at one of the global leading consultancies Aecom. In consultations with Stakeholders including Local Authorities, Pritpal led the external lighting concepts and derived the blue print concept of linking together the various developments within the project to provide the unique identity desired by the developers. These took into consideration various aesthetic, environmental & wildlife elements that usually become part of such huge developments. More modern engineering approaches like adaptive controls were considered and new smart city upcoming technologies appraised. A major regeneration and infrastructure project off Junction 5, M18

Project Unity provides exciting opportunities for commercial and industrial business, residential, retail and leisure opportunities and will see areas in Stainforth, Hatfield, Dunscroft and Dunsville incorporate up to 1,200 new homes by 2028 and up to 3100 by circa 2035, a transport interchange, school and areas for community use.

The scheme is located immediately adjacent to the M18 Motorway at Junction 5, with excellent access to the east coast ports at Immingham, Hull and Grimsby and within close proximity to Doncaster Sheffield Airport.

The 180 acre site will accommodate industrial and warehousing units from approximately 50,000 to 1,000,000 sq. ft. Purpose built units are also available on a design and build basis by way of a lease or to purchase.

In addition, the project will provide:

  • 180 acres of commercial space for manufacturing
  • Unit sizes from 50,000 to 1,000,000 sq. ft.
  • Up to 6,000 new jobs
  • 650 megawatt power station (planning permission granted)
  • Materials recycling facility
  • £100 million + investment

Project Unity has the potential to be one of the most advanced carbon capture and storage facilities in Europe, with associated education and research facilities.
